About Us

Sargent's Rentals Inc. is family-owned and managed by local area residents Richard Lord and Suzanne Torrey. Sargent's Rentals has been in operation for 20 years and is located on Main Street in Stonington in an office shared with Shepard's Select Properties. Our customer is not only the vacationer or local resident, but also the property owner and their extended family. The season doesn't end for us on Labor Day - we are here for our customers year round, January through December.

What we do

We provide year round property management covering all aspects of renting out your property, including caretaking and cleaning services, seeing to the needs of guests renting your home and ensuring that your home is well maintained and respected. The promotion and marketing of your property includes but is not limited to, a detailed description of your property on our website with multiple photos and up-to-date availability calendars.

At Sargent's Rentals, we make every effort to keep you informed of who will be renting your property. Have you ever discovered that your property has been occupied at a time when it was meant to be vacant? At Sargent's, we will endeavor to inform you of each rental in advance for final approval before the property is leased. However, we may elect to accommodate an immediate booking if we are unable to contact you.

We realize that one of the main reasons you have this cottage is for the enjoyment of yourself and your family and understand that your vacation comes first!

Financial Considerations

Commission
Unlike other agencies offering similar services, we calculate our 15% commission on the lease rate only before additional fees are factored in. For example, some agencies charge commission based on total monies collected, including the lease rate, multiple security deposit fees and sales tax, rather than just the lease rate, so ask your agent how their commission is calculated. You may find you are earning less than you would be if you listed your property with us.

Caretaking Services
Not only do we rent our properties, we provide caretaking for many of them. Our caretaking services are charged as follows:

$25.00 per month: Includes 2 checks on cottages per month within 3 miles from our office.
$50.00 per month: Includes 2 checks on cottages per month more than 3 miles from our office.
