About Us

Sargent's Rentals Inc. is family-owned and managed by local area residents Richard Lord and Suzanne Torrey. Sargent's Rentals has been in operation for 20 years and is located on Main Street in Stonington in an office shared with Shepard's Select Properties. Our customer is not only the vacationer or local resident, but also the property owner and their extended family. The season doesn't end for us on Labor Day - we are here for our customers year round, January through December.

What we do

We provide year round property management covering all aspects of renting out your Maine vacation rental property, including maintenance and cleaning services, seeing to the needs of guests renting your home and ensuring that your home is well maintained and respected. The promotion and marketing of your property includes but is not limited to, a detailed description of your property on our website with multiple photos and up-to-date availability calendars.

At Sargent's Rentals Inc, we make every effort to keep you informed of who will be renting your property. Have you ever discovered that your property has been occupied at a time when it was meant to be vacant? At Sargent's, we will endeavor to inform you of each rental in advance for final approval before the property is leased. However, we may elect to accommodate an immediate booking if we are unable to contact you.

We realize that one of the main reasons you have this cottage is for the enjoyment of yourself and your family and understand that your vacation comes first!

We look forward to seeing you every year and thank you for the opportunity to rent, maintain or improve your property. Without you, others would not be able to enjoy the beauty of the Island and surrounding areas.

Financial Considerations

Commission
Unlike other agencies offering similar services, we calculate our 15% commission on the lease rate only before additional fees are factored in. For example, some agencies charge commission based on total monies collected, including the lease rate, multiple security deposit fees and sales tax, rather than just the lease rate, so ask your agent how their commission is calculated. You may find you are earning less than you would be if you listed your property with us.

Maintenance Services

Sargent's Rentals provides basic preventative maintenance inspections for unrented properties.

Our fees range from $25.00 to $50.00/mth depending on frequency needed and distance of property from our office on Main Street in Stonington. These are preventative inspections only and separate charges apply to specific hands-on requests. We cannot inspect any property requiring more then three checks per month but will happy to refer you to a local caretaker.

Cleaning Services

Sargent's Rentals offers cleaning services for home owners and their families before and after their scheduled vacations for the same rates applicable to renters for their property. We will also endeavour to accommodate special cleaning requests if requested in advance by the property owner.

Cleaning services are available only for properties listed with Sargent's Rentals.

Special Offer

If you rent your property with us in 2009, receive 90% of the rental rate for the first week booked (only 10% commission to Sargent's). We welcome rentals in Deer Isle, Stonington, Brooklin, Brooksville, Sedgewick, Penobscot and Castine.

Please note:

New rentals under renovation require a contract for 24 mths and renovation assistance commission.

Sargent's Rentals will not accept new listings with 2 or less weeks available for rent during the months of July and August.

Sargent's Rentals does not rent homes that are for sale unless listed with Shepard's Select Properties.

Sargent's Rentals is no longer accepting monthly winter rentals or Winter Lease on properties that have not already been booked for at least three or more weeks during the summer.

As always Sargent's Rentals welcomes new year round rental properties (12 month lease).
